From the beginning, this project aimed to provide a genuine alternative in the housing market by combining compactness, affordability, and high construction quality. The decision to build smaller apartments was not the result of any constraints, but a strategic choice intended to meet the needs of individuals seeking accessible housing without compromising on quality or functionality. One of the defining features of the design is the inclusion of closed kitchens with natural lighting, which have become less common in contemporary apartment layouts. This decision was based on research indicating that open-plan kitchens can negatively affect the daily experiences of residents, particularly in relation to noise and odor management. By maintaining separate kitchen spaces, the project seeks to preserve a more serene and comfortable domestic environment. With the intention of making the home space as healthy and functional as possible, we removed heating boilers from the balconies and placed them in a separate technical room on each floor. It is widely recognized that installing boilers on balconies presents safety concerns and can undermine the intended function of balconies as spaces for relaxation. The presence of gas-related equipment and associated odors is incompatible with the creation of a peaceful residential environment. The technical rooms were designed to ensure that the boilers remain completely separate from individual apartments, thereby eliminating both visual and spatial intrusion.


Another major decision was increased square-footage of balconies. The intention was for the balcony to be an extension of the living room and to host as many guests as it is possible to do inside. This is why, our balconies are 2.2 meters wide, giving residents the opportunity to customize the space for dining, coffee breaks, relaxation, or hosting friends. However, the increased space of the balconies should not affect the overall price of the flat, so we decided to sell the balconies at half a price per square meter. A key strength of the project lies in the diversity of apartment types, which have been designed to meet a broad range of residents’ needs. For instance, every two-bedroom unit is equipped with two separate showers, enhancing comfort and convenience. Some of these units also feature dedicated dining areas, thereby expanding the usable living space and increasing functionality. The project’s primary goal has been to make high-quality residential environments widely accessible.
Special attention was also given to the design of common areas, particularly entrance halls, which were envisioned to be not only spacious and comfortable but also highly practical. One notable feature includes the installation of private bicycle racks, enabling residents to store their bicycles securely and with ease. Such elements are an example of a deliberate focus on functionality and attention to residents’ everyday needs.


Facade
A deliberate architectural decision was made to structurally break down the top floor. We were able to add visual variety and give the building a more modern architectural character. This move also made it possible to transform 2- and 3- bedroom apartments into two-level duplexes with skylights, significantly enhancing their functional and market value.
Entrance
At the building s main entrance, shopping carts are provided for residents to use, making shopping at East Point more convenient and comfortable. Additionally, there is a desk for the Concierge and an isolated security room. Access to the building is restricted and only possible with a code, ensuring secure and authorized entry.


Stairwell
The stairwell is finished in raw concrete, with simple lines. The handrails, in a soft red, offer both contrast and comfort. It’s a calm, functional space designed to feel clear and honest.
Parking & Lockers
In the garage, we designed two-level parking units, as neighboring units do not have access to this kind of amenity. Our goal was to allow them to benefit from this service as well.We also installed individual storage lockers, available for separate purchase. These provide residents with the opportunity to have their own private, enclosed space, for example, to store seasonal items like a Christmas tree.

A new free-standing building is taking shape in the neighborhood. Its purpose is clear from the start it will be home to a Tone. The design is focused on a single function: making and serving fresh bread and pastries. Large windows will open the interior to the street, letting the smell of baking carry outside. Its role is more than serving food. It becomes a small landmark a place to pause in the morning, meet briefly during the day, or pick up something warm to take home. It stands on its own, both in structure and in purpose, becoming one of the everyday stops that give a neighborhood its character.

The lobby is finished with special panels designed to maintain its aesthetic over time and provide long-term durability. The space also includes electric scooter stations with chargers and a dedicated area for bicycle storage.


Courtyard
No vehicles are allowed in our courtyard, creating a safe and pedestrian-friendly environment. Due to aerial zoning restrictions, we are unable to fully utilize the development coefficient, which results in relatively small courtyard spaces between the buildings. To address this, we opened up the ground level through commercial spaces and arcades to create a more spacious and open feeling at the pedestrian level. Additionally, our limited courtyard size is partially compensated by an adjacent 12,000 sq.m. shared courtyard, which includes sports zones, walking paths, and recreational areas, an accessible, open space for daily use by residents.
